Acceptance of Terms
By engaging the services of Living House Guide, you acknowledge that you have read, understood, and agree to be bound by these Terms & Conditions in their entirety. These terms form the legal foundation of our working relationship.
Scope of Services
Living House Guide provides interior design, architectural consultation, full-home renovation, bespoke joinery, lighting design, and landscape services. The precise scope of each engagement is defined in a project-specific proposal and contract document.
Project Commencement
Projects commence upon receipt of the initial design deposit as specified in the project proposal. No site work, ordering of materials, or scheduling of trades will occur until the deposit has been received and cleared.
Design Revisions
Each project includes two rounds of design revisions at no additional cost. Further revisions are billable at the prevailing hourly rate. Revision requests must be submitted in writing within 14 days of design presentation.
Quotation & Pricing
All quotations are valid for 30 days from the date of issue. Prices are based on material and labour costs at the time of quoting. We reserve the right to adjust pricing for material cost fluctuations that occur beyond 60 days from quote acceptance.
Payment Schedule
Payments follow a milestone structure: 25% design deposit, 30% upon construction commencement, 25% at midpoint, 15% at practical completion, and 5% retention released after the 90-day defects period. Invoices are due within 7 days of issue.
Project Timeline
Estimated timelines are provided in good faith based on known conditions. Factors beyond our control — including but not limited to weather, supply chain delays, and planning permission delays — may affect the schedule. We commit to communicating any timeline changes promptly.
Client Responsibilities
Clients agree to provide timely site access, respond to queries within 5 working days, make decisions within agreed decision windows, and maintain clear communication through the designated project portal. Delays in client decisions may impact the project timeline.
Variations & Change Orders
Any changes to the agreed scope are processed as variation orders. Each variation is costed, documented, and requires written client approval before work commences. Variations may impact the project timeline and final cost.
Warranties
We provide a 10-year warranty on structural works and bespoke joinery. Manufacturer warranties apply to all fixtures, fittings, and appliances. Warranty claims must be submitted in writing. Warranty does not cover normal wear, misuse, or unauthorised modifications.
Cancellation Policy
Cancellation by the client after design commencement forfeits the design deposit. Cancellation during construction is subject to payment for all work completed and materials ordered up to the cancellation date. A cancellation administration fee of 5% of total project value applies.
Amendments to Terms
Living House Guide reserves the right to update or amend these Terms & Conditions at any time. Changes become effective immediately upon posting. Existing projects are governed by the terms agreed at the time of contract signing.
